    Porto Belo in a few words

    Porto Belo is located on the northern coast of Santa Catarina, between Itapema and Bombinhas, in a calm bay protected by Ilha de Porto Belo. The 2022 IBGE Census counted 27,688 residents, and the IBGE estimate for 2025 already exceeds 31.5 thousand. It is one of the fastest growing cities in the state: between 2010 and 2022, the population grew by 4.63% per year, almost three times the rate of Santa Catarina (1.66% per year).

    The municipality covers 93.7 km² and has 296 inhabitants per km², a density much lower than neighboring high-rise Itapema (1,305 inhabitants per km²). The 2023 GDP per capita was R$75,508, the highest among Porto Belo, Itapema, and Bombinhas, according to IBGE.

    The Municipal Tourism Foundation calls Porto Belo the "Capital of Cruise Ships in Santa Catarina" and notes that the city has the first regulated tourism port facility in the country. For the 2025/2026 season, eight cruise ship stops were scheduled, according to city hall.

    Living in Porto Belo in summer and winter

    In summer, the city changes size. The 2022 Census identified 3,698 occasion-use dwellings in Porto Belo, or 24.5% of all homes in the municipality: these are houses and apartments of seasonal visitors. Across Santa Catarina as a whole, this share is 10.3%. When these properties open, alongside cruise ship calls, Downtown, Perequê, and beach access routes become busier, and traffic on BR-101 adds to travel time.

    The heat is typical for coastal areas. Porto Belo does not have an INMET weather station with historical climate normals. The nearest official reference is Florianópolis, where the 1991 to 2020 normal records an average high of 29.4 °C in January and 29.5 °C in February. January is also the wettest month, averaging 241 mm of rainfall.

    In winter, life returns to a small-town pace: local businesses serving permanent residents, quiet beaches, and light traffic. In Florianópolis, the July normal is 21.1 °C maximum and 12.9 °C minimum, with June being the driest month (86 mm). It is a mild winter with humid days.

    Neighborhoods and beaches

    The beaches are the main attraction for nearly every visitor. The Municipal Tourism Foundation list includes:

    • Perequê: open sea and the largest sandy strip in the municipality. The surrounding neighborhood, together with Balneário Perequê, concentrates most off-plan new launches.
    • Praia do Centro: calm waters protected by the island, featuring the Píer Turístico, waterfront restaurants, and guesthouses.
    • Baixio: facing Ilha de Porto Belo.
    • Estaleiro: a secluded beach with crystal-clear water, excellent for diving.
    • Araçá, Vieiras, Caixa d'Aço, Praia do Jet, and Enseada Encantada: smaller coves, some accessible via short trails.

    Ilha de Porto Belo (Ilha João da Cunha) sits 900 meters off the mainland and is accessible only by boat from the Pier, Molhe do Baixio, Porto dos Piratas, or Trapiche do Araçá. It features a hiking trail, museum, zipline, diving, and 4,000 year old petroglyphs at Pedra da Cruz, according to the Tourism Foundation.

    Safety: what the numbers say

    The Santa Catarina Public Safety Secretariat (SSP-SC) publishes monthly homicide figures by municipality. In Porto Belo, the figures were:

    With 3 victims in 2025 and an estimated population of 31,557, the rate stands at 9.5 per 100,000 residents (our calculation). Statewide, there were 426 victims in 2025, or 5.2 per 100,000. In small towns, however, one or two incidents significantly alter the rate, and seasonal populations are not factored into the calculation. Femicides and robberies resulting in death are tracked separately by SSP-SC.

    Another metric affecting daily life is traffic safety. In 2024, 7 Porto Belo residents died in transport accidents, according to the Mortality Information System (SIM/DATASUS): 22.9 per 100,000 inhabitants, above the Santa Catarina state average of 19.1 (our calculation). Highway BR-101 runs through the municipality.

    Quality of life and services

    Development. Porto Belo's HDI-M is 0.760 (high category), based on 2010 data, the latest municipal update from the Human Development Atlas. Longevity (0.886) is the strongest indicator, while education (0.660) is the lowest.

    Healthcare. The National Register of Healthcare Facilities (CNES) lists the UPA 24 Horas urgent care clinic in Porto Belo, located at Av. Governador Celso Ramos, 1927, in Jardim Dourado, offering continuous care under the public system (SUS). There is no general hospital registered in the municipality. The nearest one is Hospital Santo Antônio in Itapema. Regional SUS services are also provided by Hospital Regional Ruth Cardoso in Balneário Camboriú and Hospital e Maternidade Marieta Konder Bornhausen in Itajaí.

    Schools. In the 2025 Ideb index from INEP, Porto Belo public schools scored 6.0 in early elementary grades and 4.9 in late elementary grades (state averages were 6.5 and 5.2). The highest score in late elementary grades belonged to EEB Tiradentes, a state school, with 5.2.

    Sanitation. According to the 2022 Census, 15.4% of residents live in homes connected to the main sewage grid, stormwater system, or a septic tank linked to the network. This is a low figure, making it essential to ask the developer how wastewater is treated in a specific building.

    Commutes. From downtown Porto Belo, it is 30 km to Balneário Camboriú (around 33 minutes without traffic), 50 km to Navegantes Airport (57 minutes), and 82 km to Florianópolis Airport (80 minutes), based on OpenStreetMap routes.

    Real estate market: why investors focus on Porto Belo

    Porto Belo has become the top municipality for new development launches among the four northern Santa Catarina coastal markets tracked by DWV (Balneário Camboriú, Itapema, Itajaí, and Porto Belo). According to DWV data published by Portas portal on January 30, 2026, the city launched 18,899 units in 2025, ahead of Itapema (12,623), and registered the highest proportional expansion in total sales value (VGV) in the region, up 43% over 2024.

    The FipeZap index does not track Porto Belo directly. The closest benchmark is Itapema, where the average asking price stood at R$15,340 per square meter in September 2026, reflecting a 4.37% increase over 12 months. IPCA inflation for the 12 months through August 2026 was 4.22%, according to the Banco Central.

    These numbers reflect past market dynamics. They explain why investors analyze the city, but they do not guarantee future appreciation. A large volume of concurrent launches also means increased competition for resale and vacation rentals once construction is complete.

    Points to consider before buying off-plan in Porto Belo

    • Future supply. With nearly 19,000 units launched in 2025, check how many developments will be delivered in the same neighborhood and year as your target property.
