Búzios in a Nutshell

Armação dos Búzios, or simply Búzios, occupies a small peninsula on the Sun Coast (Costa do Sol), in the Lakes Region of Rio de Janeiro. According to the State Secretariat of Tourism, the former fishing village was revealed to the world after a visit by actress Brigitte Bardot in the 1960s, and today it welcomes cruise ships and tourists from all over the globe.

IBGE's 2022 Census recorded 40,006 residents, and the IBGE projection for 2026 is 44,365. Between 2010 and 2022, the population grew by 3.15% per year, more than double the pace of Cabo Frio (1.48%), in a state that remained virtually stagnant (0.03% per year). The municipality is compact, covering 71 km², and its 2010 Municipal Human Development Index (IDHM), the latest from Atlas Brasil, was 0.728, in the "high" tier.

Living in Búzios: Summer vs. Winter

Búzios thrives on tourism, a fact reflected in the Census: 32.5% of homes (8,961 properties) were vacant as vacation homes or second residences, compared to a 7.0% average across the state of Rio de Janeiro. The State Secretariat of Tourism lists over 600 lodging options in the city. During summer, holidays, and cruise port calls, Downtown and Rua das Pedras overflow with visitors; throughout the rest of the year, the town settles back into its peaceful village rhythm with just over 40,000 residents.

The climate is dry and sunny. There is no official INMET climate normal for Búzios; the nearest is in Iguaba Grande, also in the Lakes Region. In the 1991 to 2020 normal for that station, average summer highs from December to February reach 31.3 °C and lows average 23.2 °C. From June to August, highs hover around 26.3 °C and lows around 18.1 °C. Annual rainfall averages 893 mm, with November being the wettest month (112 mm) and August the driest (35.5 mm).

Beaches and Neighborhoods

The Búzios Secretariat of Tourism lists 23 beaches around the peninsula: Gorda, Rasa, Manguinhos, Tartaruga, Virgens, Amores, Canto, Armação, Ossos, Azeda and Azedinha, João Fernandes and João Fernandinho, Brava, Olho de Boi, Forno, Foca, Ferradura, Amores 2, Ferradurinha, Geribá, Tucuns, José Gonçalves, Caravelas, and Moças.

Local regulations shape the everyday lifestyle: according to the Secretariat, only Manguinhos, Geribá, Armação, Brava, Tucuns, and Caravelas have designated zones for sand sports. Additionally, playing loud music and bringing pets onto beaches are prohibited by the municipal code. Water taxis depart from Downtown Pier (Praia do Canto) and Praia dos Ossos to reach northern beaches like Azeda, João Fernandes, and Tartaruga.

The most sought-after neighborhoods for buyers are:

  • Centro, Rua das Pedras, and Orla Bardot: the commercial heart, lined with boutiques, restaurants, the pier, and the famous Brigitte Bardot statue. The State Secretariat of Tourism highlights Rua Turíbio de Farias and Porto da Barra as main dining hubs.
  • Geribá: renowned for its surf culture and designated sand sports area.
  • Ferradura: a quiet, sheltered bay featuring neighbor Ferradurinha nearby.
  • Manguinhos: another popular beach equipped for sports and dining.
  • João Fernandes and Armação: situated on the northern side, easily accessible via water taxis from Downtown.
  • Rasa: home to the local emergency care center.

Safety: What the Statistics Show

The Public Safety Institute of Rio de Janeiro (ISP-RJ) recorded 15 intentional homicide victims in Búzios in 2025, 13 in 2024, and 10 in 2023. Based on IBGE population estimates, the 2025 rate equals 35.3 per 100,000 residents, above the Rio state average of 15.9. Violent lethality, combining homicide, robbery resulting in death, fatal assault, and deaths involving state agents, totaled 17 victims, or 40.0 per 100,000 (state average: 21.9).

From January to August 2026, there were 4 intentional homicides, compared to 12 in the same period of 2025 (some 2026 data remains preliminary). The Atlas da Violência (Ipea), relying on Ministry of Health mortality records, registered 47.49 per 100,000 in 2022, the latest municipal reporting year.

Interpreting these figures requires context. In a town of 40,000 residents, small numeric shifts drastically swing per capita rates: a variation of just a few cases marks the difference between a high and low year. Furthermore, the large influx of temporary visitors is excluded from the population denominator.

Quality of Life and Infrastructure

Healthcare. The National Registry of Healthcare Establishments (CNES) lists Hospital Municipal Dr. Rodolpho Perissé on Estrada dos Búzios, offering 24-hour emergency services and a surgical unit, alongside Pronto Socorro Geral Abel Beranger in Rasa. For specialized or complex procedures, major facilities in Cabo Frio, such as Hospital Universitário Reitor Hésio Cordeiro (UERJ), are located about 24 km away.

Schools. In INEP's 2025 Ideb basic education index, Búzios public schools scored 5.8 in early elementary years (matching state averages), 4.2 in late elementary, and 3.4 in high school. The top-performing public school in late elementary was E. M. Professora Regina da Silveira Ramos Vieira, scoring 5.1.

Sanitation. In the 2022 Census, only 30.8% of residents had homes connected to the main sewage or storm grid, the lowest rate among regional cities featured on our portal. Buyers should always confirm how waste treatment is managed at a specific property.

Work and Income. Per capita GDP stood at R$125,472 in 2023 according to IBGE. Employed residents represented 45.4% of the population in 2022, notably higher than neighboring Cabo Frio or Rio das Ostras. The average formal wage equaled 2.1 minimum monthly salaries in 2021.

Driving Distances. Starting from Rua das Pedras, Cabo Frio International Airport is 31 km away (around 50 minutes without traffic), Cabo Frio proper is 24 km, and Rio das Ostras is 48 km. Galeão International Airport in Rio de Janeiro sits 176 km away (about 3 hours), with Downtown Rio at 171 km. Real Estate Market Insights

Official data reveals a fast-growing coastal town where a third of housing consists of second homes catering to international tourism.
