Balneário Camboriú is famous for its high-rise towers along Praia Central on the northern coast of Santa Catarina. The IBGE 2022 Census counted 139,155 residents, with an IBGE estimate for 2026 reaching 154,525. Between 2010 and 2022, the population grew by 2.13% per year, surpassing Santa Catarina's overall growth rate of 1.66% per year.
What stands out most is its compact footprint: the entire city spans just 45.2 km² between coastal hills and the ocean. That translates to 3,078 inhabitants per km², the highest density among the cities tracked by our portal. That is why Balneário Camboriú grows upward rather than outward. The Municipal Human Development Index (IDHM) in 2010, the most recent from Atlas Brasil, stood at 0.845, categorized as "very high".

Balneário Camboriú leads two distinct lives. In summer, the city sees a large influx of visitors: the Secretariat of Tourism registered 1,878,811 visitors between December 2024 and March 2025, up from about 1.5 million the previous season. This figure represents cumulative tourist flow over four months rather than simultaneous visitors, but it illustrates the movement. The 2022 Census provides further context: 26.6% of housing units in the city are for occasional use (beach homes or short-term vacation rentals), more than double the Santa Catarina state average of 10.3%.
Outside peak season, the city does not empty out like smaller resort towns: there are over 150,000 residents, and two out of three homes were occupied by permanent residents in the 2022 Census.
The climate follows the standard pattern of coastal Santa Catarina. At INMET's automatic station in neighboring Itajaí, the nearest monitoring point, average high temperatures from December to February reached 29.4 °C while average lows were 21 °C (averages from 2011 to 2025, calculated using hourly INMET data). From June to August, daytime highs average around 21.6 °C and lows drop to 13.3 °C. Annual rainfall averages roughly 1,770 mm, peaking in summer (March is the wettest month, averaging 206 mm) and hitting a low in July (96 mm).

In the urban area lies Praia Central, backed by Avenida Atlântica with Ilha das Cabras offshore, and at the northern tip, the smaller Praia do Buraco and Praia do Canto, alongside Praia dos Amores. To the south, beyond Morro da Aguada and Barra Sul, the Interpraias highway begins, leading to Laranjeiras and a series of scenic, secluded beaches: Taquarinhas, Taquaras, Pinho, Estaleiro, and Estaleirinho, characterized by fewer buildings and denser native foliage.

The Santa Catarina Public Safety Secretariat (SSP-SC) recorded 7 homicide victims in Balneário Camboriú in 2025, 13 in 2024, and 9 in 2023. Between January and July 2026, 5 were recorded. Divided by estimated IBGE population figures, the 2025 rate equals 4.6 per 100,000 inhabitants, below the state average for Santa Catarina that same year (5.2 per 100,000, with 426 victims statewide). In 2024, with 13 recorded incidents, the local rate was 8.7 per 100,000.
Ipea's Atlas da Violência uses a different dataset (death certificates from the Ministry of Health) and reported 10.8 homicides per 100,000 inhabitants in 2022, the most recent year available at the municipal level.
Two factors should be kept in mind when analyzing these numbers. In smaller municipalities with low absolute numbers, one or two incidents cause noticeable shifts in the per-capita rate. Additionally, seasonal tourists are not counted in population baselines, even though tourist traffic increases significantly in summer. Official SSP-SC public bulletins report robberies and thefts at the state level rather than broken down by individual municipalities.
Healthcare. The National Register of Healthcare Facilities (CNES) lists four general hospitals in the city: Hospital Regional Ruth Cardoso (in the Municípios neighborhood) and Hospital Santa Inês, both serving the public SUS network, alongside two private facilities, Hospital Unimed Litoral and Hospital do Coração Balneário Camboriú. Hospital e Maternidade Marieta Konder Bornhausen in nearby Itajaí is roughly 11 km away.
Education. In INEP's 2025 Ideb index, the city's public school system scored 6.0 in early primary years, 5.0 in late primary years, and 4.0 in high school. Among public schools, the top performer in late primary years was C. E. M. Giovania de Almeida with a 6.5 score. Univali university maintains a campus in Balneário Camboriú.
Sanitation. In the 2022 Census, 97.6% of residents lived in homes connected to the central sewage or storm mains, higher than neighboring Camboriú (85.1%) and Itajaí (80.3%).
Employment and income. GDP per capita stood at R$64,708 in 2023, while average formal wages reached 2.5 minimum wages in 2021, according to IBGE.
Driving distances. Navegantes International Airport is approximately 35 km away (42 minutes without traffic), while Florianópolis Airport is 97 km away (about 1h40). Itajaí is 11 km away and Camboriú is 5.5 km. Routes were calculated using OpenStreetMap; during peak summer months, travel times along BR-101 can be significantly slower.
According to the FipeZap index, the average residential asking price per square meter in Balneário Camboriú reached R$15,369 in September 2026, representing a 3.38% increase over 12 months. In January 2018, it stood at R$6,911. In the August 2026 national report comparing 56 cities, only Vitória (ES) and Itapema recorded higher average prices. FipeZap measures public listings for both new and existing properties across the entire city, which differs from off-plan pre-construction pricing.
Market interest is underscored by DWV figures published by Portas portal in January 2026: the coastal corridor formed by Balneário Camboriú, Itapema, Itajaí, and Porto Belo generated R$13.47 billion in total gross sales value (VGV) in 2025. Balneário Camboriú grew by 30% over the year and launched 3,239 units, launching fewer total units than neighboring towns due to limited remaining land available for development. Industry analysis frequently describes the city as the pricing benchmark anchor for the region.
Past appreciation does not guarantee future results. While reports attribute elevated pricing to land scarcity, each project's performance depends heavily on exact location, developer track record, timeline, and entry pricing.

It depends on your lifestyle goals. The city offers a very high IDHM rating (0.845), 97.6% sewage connectivity, access to public and private hospitals, and a stable year-round community of over 150,000 residents.
