Itajaí is located where the Itajaí-Açu River meets the ocean, on the northern coast of Santa Catarina, and is the largest city covered by our portal. The 2022 IBGE Census counted 264,054 residents, and the IBGE estimate for 2026 already exceeds 300 thousand (302,247). Between 2010 and 2022, the population grew by 3.09% per year, almost double the rate of Santa Catarina as a whole (1.66% per year).
It is a port city. According to the municipality, it houses one of the largest port complexes in the country. This is reflected in the GDP per capita, which reached R$182,523 in 2023 according to IBGE, a figure driven by the port and foreign trade rather than average family income. Settled by the Portuguese in the 18th century and Germans in the 19th century, the city hosts Marejada, a famous seafood festival.

Living in Itajaí in summer and winter
Unlike neighboring coastal towns, Itajaí does not rely solely on tourism. In the 2022 Census, only 3% of homes were for occasional use, compared to 26.6% in Balneário Camboriú and a 10.3% average for Santa Catarina. It is a working and residential city, with the average formal monthly wage at 3 minimum wages in 2021, above the state average of 2.8, according to IBGE.
In the summer, activity centers around Praia Brava, described by city hall as nationally and internationally renowned, featuring hotels, inns, restaurants, and nightclubs. Summer is also cruise season: in the 2025-2026 season, the passenger terminal welcomed over 160 thousand tourists, with 37 ships scheduled according to the official tourist portal, Visite Itajaí.
The climate is typical of the Santa Catarina coast. INMET operates an automatic weather station in the municipality. Based on hourly data from 2011 to 2025 calculated by us, average high temperatures from December to February were 29.4 °C (85 °F) and lows were 21 °C (70 °F). From June to August, highs average around 21.6 °C (71 °F) and lows around 13.3 °C (56 °F). Annual rainfall is around 1,770 mm, with March being the wettest month (206 mm) and July the driest (96 mm).

Itajaí's beaches lie south of the river mouth, framed by hills covered in Atlantic Forest. The city lists Molhes, Atalaia, Geremias (featuring the Bico do Papagaio lookout), Cabeçudas, Canto do Morcego, Solidão, and Praia Brava. Nearby are the Atalaia Municipal Natural Park and the Barra Lighthouse and Jetties, where you can watch ships entering the port.

Safety: what the statistics show
The Santa Catarina Public Safety Secretariat (SSP-SC) recorded 12 homicide victims in Itajaí in 2025, down from 30 in 2024 and 11 in 2023. From January to July 2026, there were 5. The drop of 18 victims from 2024 to 2025 was the largest in the state, according to the December 2025 SSP-SC report.
Based on IBGE population estimates, the 2025 rate stands at 4.1 per 100 thousand inhabitants, below the Santa Catarina average of 5.2 per 100 thousand (426 state victims). In 2024, it was 10.4. Ipea's Atlas da Violência, which uses Ministry of Health death certificates, reported 7.95 homicides per 100 thousand inhabitants in 2022, the latest year available per municipality.
SSP-SC reports do not break down robberies and thefts by municipality, only state totals. When choosing a neighborhood, it is wise to speak with locals and visit at different times of day.
Quality of life and local services
Healthcare. The National Register of Health Facilities (CNES) lists Hospital e Maternidade Marieta Konder Bornhausen and Hospital Infantil Pequeno Anjo in Itajaí, both offering public SUS care, along with the private Hospital Unimed Itajaí, all located in Centro. In Balneário Camboriú, 11 km away, there are four additional general hospitals.
Education. In the 2025 INEP Ideb index, public schools scored 6.0 in early primary years, 5.0 in late primary, and 3.7 in high school. The top-performing public school in late primary years was EB Profª Ines Cristofolini de Freitas, with a 6.1 score. The city hosts Univali's Campus Professor Edison Villela and the Federal Institute of Santa Catarina (IFSC) campus in the Ressacada neighborhood.
Sanitation. In the 2022 Census, 80.3% of residents had sewage connected to the public network or rainwater system.
Development. The 2010 MHDI, the latest from Atlas Brasil, was 0.795, categorized as "high", with a longevity index of 0.884.
Driving distances. Navegantes International Airport sits across the river: about 27 km via the BR-101 highway (roughly 40 minutes without traffic) or via the ferry boat crossing, which city hall states takes about 10 minutes from Centreventos to the airport. Balneário Camboriú is 11 km away, and Florianópolis Airport is 113 km away (about 1h55). Routes were calculated using OpenStreetMap.
Real estate market: why investors consider Itajaí
According to the FipeZap index, the average asking price per square meter for residential property in Itajaí reached R$13,453 in September 2026, representing a 5.25% increase over 12 months. In January 2018, it stood at R$5,650. It remains more affordable than Balneário Camboriú (R$15,369 in the same month), located 11 km away. FipeZap measures property listings across the entire city, covering both new and existing inventory, so it does not represent off-plan launch pricing specifically.
Data from DWV reported by Portas portal in January 2026 showed that Itajaí experienced a 46% increase in total sales volume (VGV) in 2025, with 5,829 units launched. The broader coastal cluster of Balneário Camboriú, Itapema, Itajaí, and Porto Belo combined for R$13.47 billion in total launch sales value during the year.
For investors, Itajaí combines three features: sought-after beaches (Praia Brava and Cabeçudas), a year-round economy independent of tourism, and lower prices per square meter than its neighbor. Past appreciation does not guarantee future results, and simultaneous new launches can influence resale competition.
What to evaluate before buying off-plan in Itajaí
- Beach vs. urban lifestyle. Praia Brava and Cabeçudas cater to beachgoers and short-term visitors, while Centro, Fazenda, and São João offer year-round residential living. Your intended usage will guide the right choice.
- Simultaneous supply. Multiple pre-construction developments in our catalog share similar estimated delivery dates. Evaluate how many comparable units will enter the market around the same time.
- Access and mobility. Test peak-hour commute times to the BR-101 highway and airport rather than relying solely on map estimates.
