Living in Balneário Camboriú means living in the densest city in Santa Catarina. That explains almost everything good about it and almost everything that bothers people: everything is close, the towers are tall, the beach is crowded and the price per square meter is among the highest in Brazil.
Balneário Camboriú in numbers
The city had 139,155 residents in the 2022 Census by IBGE, Brazil's statistics office, and 3,077.70 people per square kilometer, the highest density in the state, according to table 4714.
For comparison, Florianópolis, the state capital, had 796.05 and Itapema 1,304.59. In the same count, 63.35% of occupied homes were apartments (table 9803), also the highest share in Santa Catarina.
In practice, life happens on a narrow strip between Praia Central, the main beach, and the hills. Shops, school, gym and restaurants fit in a walk. The price is space: few houses, little street parking, many neighbors per floor.
People coming from a big city usually adjust more easily. People from a small inland town need to test whether they enjoy living in a building, with condo rules and a packed elevator in January.
Praia Central, the towers and the sand strip
The beachfront skyscrapers became a postcard and also a problem. For years, the shadow of the towers covered part of the beach in the afternoon.
In 2021, City Hall widened the Praia Central sand strip under a R$ 66.8 million contract, according to an R7 report of August 29, 2021, which recorded the then mayor's promise that the shadows would no longer spoil a swim.
The beach reopened to the public in November 2021, and the average width of the sand went from 25 to 70 meters, as Revista Oeste recalled on September 21, 2024.
The same report shows the next step: the new boardwalk advances onto the sand, and in the Barra Sul pilot section, between streets 4400 and 4600, the strip was left at 55 meters.
In 2026, the city is still a building site. City Hall reported on September 19, 2026 the planting of palm trees in the Barra Sul stage of the beachfront redevelopment, with half the lanes closed on two stretches of Avenida Atlântica. On October 2, 2026, the macro-drainage works were continuing on Rua 1400, between Avenida Atlântica and Avenida Brasil.
If you buy near the beachfront, count on a few years of construction, noise and detours before the final result.
For buyers, the beach changes have two practical effects. Beachfront buildings are now farther from the water, with a wide strip of sand and a new boardwalk in between. And the beachfront under construction changes with each stage, so look at the plan for the stretch in front of a building before paying for the view.
What it costs to live in Balneário Camboriú
Housing defines the budget. In the FipeZap Index for September 2026, the average asking price for apartments for sale in Balneário Camboriú was R$ 15,369 per square meter, the second highest of the 56 cities in the index. Florianópolis stood at R$ 13,607.
At the Central Bank PTAX selling rate of October 2, 2026 (R$ 5.2238 per US dollar), R$ 15,369 is roughly US$ 2,940 per square meter. Property in Brazil is priced and paid in reais, and the exchange rate moves daily.
One detail helps set expectations: over 12 months, Balneário Camboriú rose 3.38%, less than the index's national average (5.51%), while Florianópolis rose 8.31%. Past appreciation does not guarantee future appreciation, and the most expensive city is not necessarily the one that rises most.
For an order of magnitude, a simple simulation: a 70-square-meter apartment at the FipeZap average for September 2026 would cost about R$ 1.08 million, or roughly US$ 206,000 at the same exchange rate. The premise is the citywide average for ready, listed homes; beachfront units and high-end launches sit above it, and streets farther from the beach below it.
Anyone asking how much they need to earn to live in the city runs into the same variable. There is no official figure, and the answer depends almost entirely on buying or renting, the neighborhood and family size.
The FipeZap rental index does not cover Balneário Camboriú, and there is no official cost of living index by municipality in Santa Catarina. The city map will change too. On July 15, 2026, City Hall signed the Micro-zoning Law, which aims to spread density, historically concentrated downtown, create development corridors in the neighborhoods and charge a fee for extra building rights. For residents, that means more new buildings away from the beachfront in the coming years.
Safety, with official data
Crime is one of the most searched questions about the city, and the most honest answer comes from the Monthly Indicators Bulletin of Santa Catarina's Public Security Department (SSP-SC), with full-year 2025 data.
Balneário Camboriú recorded 7 homicide victims in 2025, against 13 in 2024. Florianópolis had 25 in 2025 and 31 in 2024. The whole state totaled 429.
In our own calculation, using the 2022 Census population, Balneário Camboriú's 2025 rate is close to 5 homicides per 100,000 residents, and Florianópolis's close to 4.7. Both are at a similar level.
Two caveats. The real summer population is much larger than the Census count, which distorts any per-capita rate. And homicide is only one indicator: theft, robbery and disturbances vary by neighborhood, time of day and season.

The comparison shows up in almost every search about the city, and the numbers help separate lifestyle from price.

Florianópolis is the capital, four times larger in population and spread between an island and the mainland, with longer distances between neighborhoods and more public services. Balneário Camboriú is compact, vertical and more expensive per square meter.
If you want to live on foot, close to the beach and the shops, you will probably adapt better to Balneário Camboriú. If you want space, nature and very different neighborhoods to choose from, the capital offers more options.
Beach, services and getting around
Water quality at Praia Central is monitored by IMA-SC, the state environmental agency, at ten points along Avenida Atlântica. In the report of October 2, 2026, eight were suitable for bathing and two unsuitable, in front of streets 4000 and 4900. The result changes week to week, especially after heavy rain.
Healthcare and schools work at a regional scale. Balneário Camboriú shares the region with Camboriú, Itajaí and Itapema, and many people live in one city and use a hospital, college or airport in another.
Before moving, check CNES, the Ministry of Health's national registry of health facilities, for hospitals and specialties near your chosen neighborhood, and INEP, the federal education research institute, for school performance.
Mobility is the other side of density. Inside Centro you can live on foot or by bike. To leave the city, the BR-101 highway is the main route, and traffic gets heavy in high season (December to February) and on holidays.

Is Balneário Camboriú worth living in?
The doubt behind most searches is whether the "Brazilian Dubai" nickname hides a tiring routine. The data shows a compact, expensive, vertical city under construction, with a homicide indicator similar to the capital's and a beach that changed size in 2021 and keeps changing.
Three criteria settle much of the question:
- Test the density: spend a week in January and another in July before buying.
- Choose the neighborhood for your daily life, not the view. Centro de Balneário Camboriú (article in Portuguese) and the neighborhoods away from the beachfront are different cities within the same city.
- Separate home from investment: a high price per square meter means looking at timelines, condo fees and resale liquidity as carefully as at the view.
