How the math works

Vacation rental: occupied nights come from high season days times high season occupancy, plus the rest of the year times its occupancy. Revenue adds the nightly rates and the cleaning fee charged to guests. Out come the platform fee, management, cleaning per stay and fixed costs (HOA, IPTU, utilities and maintenance). Break-even occupancy is the average occupancy at which net income is zero.

Long-term rental: revenue = rent × (12 - vacant months). Out come management, HOA fees and IPTU for the vacant months (or the whole year if the owner pays) and maintenance.

Investment: property price plus ITBI and registry fees in the city and, for vacation rentals, furniture. To understand the business, read vacation rentals on the Santa Catarina coast.

Frequently asked questions

How much does a vacation rental earn on the Brazilian coast?

It depends on the nightly rate, occupancy and building costs. None of the calculator's 6 Santa Catarina cities has an official rent index, so the calculator opens with an example labeled as an example for you to replace with the property's numbers.

What is break-even occupancy?

The average yearly occupancy at which revenue pays all costs. Below it, the property loses money that year.

Does the calculator include income tax?

It applies the rate you enter to rental income. Rules for non-residents depend on your situation: ask an accountant.
