How the math works
Vacation rental: occupied nights come from high season days times high season occupancy, plus the rest of the year times its occupancy. Revenue adds the nightly rates and the cleaning fee charged to guests. Out come the platform fee, management, cleaning per stay and fixed costs (HOA, IPTU, utilities and maintenance). Break-even occupancy is the average occupancy at which net income is zero.
Long-term rental: revenue = rent × (12 - vacant months). Out come management, HOA fees and IPTU for the vacant months (or the whole year if the owner pays) and maintenance.
