People who search for Meia Praia almost always want to know two things: whether it is the same as Itapema, and whether it is worth the price everyone talks about. The first has a short answer. The second calls for a walk through the neighborhood.
Meia Praia and Itapema: neighborhood and city
Itapema is the municipality, on the northern coast of Santa Catarina in southern Brazil, between Balneário Camboriú and Porto Belo. Meia Praia is one of its neighborhoods, with the beach of the same name.
It holds a large share of the city's beachfront towers and new launches, which is why the name has become almost a synonym for Itapema among outsiders. It should not be confused with the Meia Praia beach in Lagos, in Portugal's Algarve.
The city is growing fast. According to IBGE, Brazil's statistics office, Itapema had 45,797 residents in the 2010 Census (table 202), 75,940 in the 2022 Census (table 4709) and an estimated 88,842 in 2026 (table 6579).
That is 66% more residents in 12 years. IBGE does not publish population by neighborhood in these tables, so there is no official figure for Meia Praia alone.
What the Meia Praia beachfront is like
Neighborhood life revolves around the beachfront. There is a promenade with a bike lane and wooden decks between the sand and Avenida Nereu Ramos, the street that runs parallel to the sea and concentrates shops, restaurants and the high-season bustle. Streets are numbered, which is confusing on day one and handy on day two.
Outside summer (December to February), the promenade belongs to residents: early walkers, cyclists and few cars. In high season, the beachfront fills up and traffic gets heavy, as in every beach town in the region.
What to do in the neighborhood
The main routine is simple and daily: walk or cycle on the promenade, use the beach, sit at a kiosk in the late afternoon. Shops, pharmacies, supermarkets and restaurants are a few blocks away for anyone living near the beachfront.
Before going into the sea, adopt a local habit: check the water quality report of IMA, Santa Catarina's environmental agency, which monitors points along the beachfront throughout the year. Conditions change with rain and with the season.
The beach widening project
The width of the beach is the topic of the moment. According to G1, Itapema received from IMA, on May 6, 2026, the environmental installation license for a 4.7-kilometer beach nourishment, with work expected to start in August and last four months.
In June, the Santa Catarina Public Prosecutor's Office filed a civil action asking for the work and the license to be suspended.
According to G1, prosecutors pointed to a discrepancy in the planned width: the project mentioned up to 70 meters, while the data would indicate 20 to 60 meters, depending on the stretch.
They also questioned the use of a simplified environmental study instead of a full environmental impact assessment (EIA/RIMA). City Hall said the process was following its regular course.
For buyers, the message is clear: a wider beach is a project, not a fact. Before paying more for it, check the status of the work and of the lawsuit.
Beach widening and taller buildings
There is a link few people explain. In November 2024, Itapema City Council approved bill PLC 18/2024, which amends the Meia Praia Urban Operation.
The rule allows the shadow cone of buildings to be calculated after the widening and allows the city to sell, through a building rights fee, the right to build taller on the beachfront, to pay for the work. The same bill provides for a new seafront avenue between Rua 165 and Rua 321, linking Centro to Meia Praia.
In practice, a wider beach and taller buildings go together in the city's plan. If you buy on a block further back, look at what may rise in front of you.
High-rises and everyday services
Meia Praia is a neighborhood of apartment buildings. That brings clear advantages: shops nearby, delivery services, condominiums with amenities, a front desk and maintenance.
It also brings the other side: shade on the sand in the late afternoon on some stretches, a view that depends on the neighboring lot and construction on several blocks at once. In high season, parking near the beachfront becomes a chore.
Some important services are not in the neighborhood. According to Brazil's national registry of health facilities (CNES, checked on October 4, 2026), Itapema's Hospital Santo Antônio and its 24-hour urgent care unit (UPA) are in the Casa Branca neighborhood. Beachfront, one block back and the rest of the neighborhood
Very different markets coexist inside Meia Praia. Understanding the three bands helps you read any price table.
- Beachfront (frente mar): the building faces the beachfront with nothing between it and the beach. This is the most expensive and most contested band, with little land available.
- One block from the beach (quadra mar): the building sits on the first block behind the beachfront. The sea view depends on the floor and on what is built in front.
- Other blocks: further inland, closer to everyday shops. Prices fall with distance from the sea, and the view is usually of the city or the hills.
With the widening and the extra building rights for taller beachfront towers, the relationship between these bands may change. A one-block-back apartment with a view today could lose part of it if a bigger building goes up in front.
How much a square meter costs in Meia Praia
The most reliable public data covers the whole city. According to the FipeZAP Index for September 2026, Itapema had an average sale price of R$ 15,340 per m², down 0.41% in the month and up 4.37% in 12 months. The index does not break prices down by neighborhood.
For a rough reference, R$ 15,340 is about US$ 2,940 per square meter at the Central Bank PTAX selling rate of October 2, 2026 (R$ 5.2238 per dollar). Brazilian property is priced and paid in reais.
A phrase repeated on many sites needs correcting. Itapema had the most expensive square meter among the index's cities in the May 2026 report, at R$ 15,226.
In the September 2026 report of the same index, it ranked behind Vitória (R$ 15,905) and Balneário Camboriú (R$ 15,369). The gap between the three is small, and the ranking changes from month to month.
In Meia Praia, price varies a lot with distance from the sea, floor, view and the age of the building. So the useful comparison is development by development, with the current month's table and the price per square meter calculated.

Who Meia Praia makes sense for
The opening question was whether the neighborhood is worth what people say about it. With the map in hand, it gets easier: Meia Praia delivers an urban beachfront, services nearby and a well-known market, and charges for it in price, density and uncertainty about the beach works.
Three principles for deciding:
- Separate what exists from what is planned: the promenade and shops are fact; a widened beach and a new avenue still depend on construction and on the courts.
- Compare price per square meter within the neighborhood, by distance band from the sea, not with the city average.
- Think about what can be built in front and next door, because view and sunlight are part of the value.
